A joint venture between Related Group, Alex Karakhanian, and Tricera Capital have submitted plans for The Dorsey in Wynwood, on what was once a Coca Cola plant.

A permit to demolish buildings on the site that date back as old as 1928 was approved by the city’s Building Department yesterday.

The Dorsey is proposed as a 12-story mixed-use project. It will join several other mixed-use projects developed by Related in Wynwood, which founder Jorge Perez has called the hottest neighborhood in Miami.

The Dorsey will include 306 apartments that will be relatively small. Most units will be in the 500 and 600 square foot range, with some in the 400 square foot range.

There will also be 35,858 square feet of retail space, and 58,760 square feet of office. Parking will be provided in a 7-story garage with 521 spaces.

The developers are using an entity called Weck 29th LLC, and paid $32 million for the property earlier this fall. The 2-acre site is at 252, 268 and 286 Northwest 29th Street and 2801 Northwest Third Avenue.

Previous owners Thor Equities and Rockwood Capital had planned to develop the Wynwood Plant project designed by architect Touzet Studio on the site, before selling.

Arquitectonica is the new architect.

Miami’s Urban Development Review Board is scheduled to review the proposal at a meeting on December 18.
